BUYER CONSULTATION SCRIPT
This is for use in the office when you call back your prospects. Fill it out and keep it for your records so you have a
record of the call for you to look back on before you meet with the prospect in person at your office.
The Buyer Data Sheet
We designed this sheet for a local independent real estate office but it will work for any company.
It works best if handed to the buyer while they are waiting to meet with a Real Estate agent.
The Buyer Pool System Sheet
We have the most incredible and most simple system to follow-up with as many buyers as needed. This system is so simple that it is easy to overlook the reason it is effective. Why is it effective? Because it makes buyers jump through hoops to qualify themselves.
Buyer Leads come from The Rainmaker ad, the Free Report Ads, other buyer ads and fliers in the kit as well as any other sources of buyer leads you are using or plan to use. These sources will generate calls. Your (or your assistants) job is to qualify the buyers when you call them back and either start working with them or to put them in your buyer pool. The buyer pool is your drip marketing system. I use the Buyer Data Sheets to get all the information I need from each buyer call. I have a buyer data sheet on each buyer call that comes into the office.

The Complete Advocate Follow-Up SYstem
Here is the most amazing, lead generating, kick butt advocate follow-up system I have ever implemented into my business. I have tried absolutely everything for keeping in touch with friends, family and past clients. I have tried newsletters, magnets, letters and everything else. Nothing seemed to get results! The few things that did work were so expensive that the return on my investment was less than the business that it was bringing in. But I have finally found a SUPER-EASY system to follow-up with all these people. I currently use this EXACT system to follow-up and stay in contact with around 1,100 people per month.
Before I give you the system, let's talk a little about building your trophy database. I use the "3 a day" approach. Each day I add 3 people to my database and you should do the same. Anybody you come in contact with should go into your database. Oh, if you haven't already done so, you should put everybody you know and everybody who knows you into your system. Enough said about that! Now here's the JUICE!!!
The FSBO Expired System
The FSBO/Expired System is a very important source of listings for any real estate business. The system only works if it is worked each and everyday.
The Seller Pool System
The Seller Pool system works very well for sellers who aren't quite ready to list at this point but just information gathering. It is to be followed on a daily basis. These prospects come from the following sources but they are all to be treated the same if they go into the seller pool. Each prospect will go through a separate system before they are entered into the seller pool.
(The Come List Me Ad, Free Report System, Hotline System, Just Listed/Sold System, Seller Inquiries, etc.) These people ARE NOT FSBO's or Expireds!! In other words, the only people that go into the seller pool are people who disqualify themselves as needing to sell in the next 30 days. If they have disqualified themselves as needing to sell in 6 months to 1 year they need to go in the monthly seller pool.
